Bracken
Roost is our small self-catering cottage. It is next to the hotel but
with its own entrance, parking, and well-fenced garden. Guests have full access
to most hotel facilities and it is usually possible to book dinner, or even
breakfast, in the hotel.
Bratton
Fleming is a fairly small village but there is a pub, a post office, a
garage with attached microshop, and three churches. The White Hart is only
500 yards away and offers a typical pub menu. The shop stocks basic staples
including milk, butter, eggs, bacon and newspapers, fresh meat and vegetables.
Buses between Lynton and Barnstaple pass through the village about 5 times
per day each way.
The cottage
has one bedroom with double bed, bathroom with bath and power shower, an L-shaped
living room and kitchen, and full central heating. The equipment is
to a high standard and includes colour television, push-button radio, electric
cooker with oven timer, microwave oven, combined washing machine and tumble
drier, fridge and coffee maker.
The following tariff includes central heating (supplied from the hotel), electricity, bed linen, towels, and VAT.

Short breaks and non-standard weeks are available from mid-November to mid-March or whenever we are not already booked two weeks in advance.
Dinner is available in the hotel as long as we are not full or closed. We serve it from 7.00 to 7.30 pm and charge £22.00 for three courses and coffee. A rough menu plan is available. Please ask for further details. Breakfast is available from 8.30 to 9.15 am at a charge of £8.00.
Dogs
are welcome at a weekly charge of £16.00 for one dog or £20.00
for two. Dogs should not be left alone in the cottage except in exceptional
circumstances and by prior arrangement. See more about dogs.
To make a booking, please ring 01598 710320 or e-mail steve@brackenhousehotel.com . We will ask for a 25% deposit and, on receipt, we will confirm the booking and send an optional holiday insurance proposal form. The balance is payable six weeks prior to arrival. In the event of cancellation, we will try to re-let. If successful, or if the cancellation is more than 3 months in advance, we will refund your deposit less a cancellation charge of £20.00. Otherwise the full charge is still payable less a £20.00 rebate for fuel and other costs saved.
